      COMMUNICATION FROM THE EAAB

      CONTINUING PROFESSIONAL DEVELOPMENT (CPD) – 2017

      CPD participants are advised that the CPD programme for 2017 has been placed on the EAAB website (www.eaab.org.za) for their perusal. To do so participants should access the “Education” menu and then proceed to the “CPD” portal.

      The programme gives participants an indication of the various topics, and their content, that are to be presented by the EAAB for the acquisition of verifiable CPD points during 2017. The programme should, therefore, assist participants not only when completing the required Personal Development Plan (PDP) necessary to register for CPD purposes but also in choosing topics of interest to them to acquire the necessary fifteen verifiable CPD points during the course of 2017. It will be noted that certain CPD topics are directed solely at principal estate agents while other topics are delivered only through e-learning.

      It is anticipated that the CPD diary and e-learning programme for 2017 will be uploaded to the EAAB database by Monday, 20 February 2017. As from that date participants will be able, provided only that they have completed and submitted the PDP and paid the required registration fee, to start making reservations to attend CPD contact sessions and/or to commence participation in the CPD e-learning programme.

      CPD participants will, henceforth, be kept fully informed of all developments pertaining to the 2017 CPD programme.

      Integrated Real Estate Dialogues Integrated Real Estate Dialogues The EAAB engages with its stakeholders regarding matters of mutual interest and concern including, for instance, the requirements and impact of anti-money laundering legislation as well as current levels of compliance with the Financial Intelligence Centre Act; updates on the progress of the proposed Property Practitioners Bill; environmental legislation and compliance with NEMA and NEMBA; and any other developments in the property sector generally that the EAAB believes stakeholders should be aware of.

      Technical Knowledge Legal update  An overview of the topical new legislative enactments that may impact on the various differentiated spheres of estate agency practice; an overview of topical case law, including an analysis of selected case studies, that are relevant to the various differentiated spheres of estate agency; and an assessment of the current legal environment within which estate agents generally operate including a forecast of potential changes and/or threats and/or opportunities within this legal environment.

      Technical Knowledge Real estate mathematics Basic arithmetical skills and logic including the calculation of percentages and understanding interest rates; effectively utilising a financial calculator;
      the amortisation of loans; the time value of money and its effect on real estate; depreciation; pro-rating; the estimation of closing statements; the calculation of areas and measuring distances; and understanding and interpreting maps, diagrams and figures.

      Professional Skills Residential property management An overview of the purchase, sale and letting of residential property; law of contract in relation to the purchase, sale and letting of residential property; legislation dealing generally with the purchase, sale and letting of residential property; understanding the essence of building supervision and maintenance; an introduction to affordable and social housing; successful negotiation skills and understanding the dynamic of landlord-tenant relations; and proper reporting to lessors within established time-lines.

      Tax Property tax update An overview of the importance of becoming acquainted with and understanding the implications of the annual budget speech by the Minister of Finance; an analysis of the last available budget speech and budget predictions for the following year; an analysis of legislative and administrative changes impacting property taxes and their impact on the estate agency sector; understanding the difference between transfer duty and VAT and knowing when each is payable; and becoming acquainted with the various municipal charges and imposts including the obtaining of a clearance certificate for transfer purposes.

      Professional Skills Governance and fraud prevention Identifying and discussing major corporate governance issues affecting, especially, the estate agency sector; assessing the impact, both positive and negative, of implementing or failing to implement effective corporate governance on business sustainability; identifying potential fraud risks and implementing appropriate fraud prevention strategies; a brief overview of the relevant provisions of the various King Reports where corporate governance and fraud prevention is concerned; and the consideration of relevant case studies dealing with corporate governance and fraud prevention and lessons to be learned therefrom.

      Technical Knowledge Principles of business management A general overview of the principles of business management; the various approaches to management; consideration of the economic, technological, social, politico-legal and ethical environments of business management; planning, decision-making, organising leading and controlling within an estate agency enterprise; the delegation of authority and span of control; committee and group decision-making; effectively staffing an estate agency enterprise; the ethics of successful business management.

      Technical Knowledge The Sectional Titles environment An overview of the present sectional title regime; consideration of the Deeds Registries Act especially where it impacts on sectional title schemes; and the implementation of the Community Schemes Ombud Services Act and its implications for estate agents and sectional title owners.

      Professional Skills Financial management An overview of accounting principles, budgeting and maintaining financial data; accuracy and confidentiality of financial records; computerised financial systems;
      the format and content of financial records/statements; source documents and the flow of data; the drafting and interpretation of financial statements; and generating month-end reports and required month end procedures such as reconciliations, accruals, adjustments, generating an income statement, computing profit and loss, balance sheet preparation, etc.

      Professional skills Understanding the content of the intern logbook, how to maintain the logbook and implement necessary mentoring skills Unpacking and demystifying the intern logbook as a record of learning and achievement, for both the intern estate agent and the principal or mentor as well as examining:

      • the role of a mentor;
      • different mentoring styles;
      • the application of mentoring intervention;  recognising and satisfying the need for the effective mentoring of intern estate agents; and
      • measuring the effectiveness of the mentorship process by results.

      Nicolene Hamaty

      Nicolene is the Training Director for Century 21 South Africa. The world’s Largest Real Estate Organisation. Her responsibilities include re-writing and localising current Century 21 manuals and courses as well as writing and creating new courses and manuals for Property Professionals, training, motivational speaking, setting up and running the Century 21 South Africa National Training Academy. She recently developed and launched the Century 21 National Training Academy Training Website which allow agents to train anywhere anytime.
      Nicolene is a Qualified Real Estate Professional and has acquired her NQF 4 in Real Estate, PDE 4 and completed her NQF 5 in Business Real Estate Management. She has been in Real Estate since 2008.
      Nicolene went on to join the Institute of Estate Agents of South Africa (IEASA) Free State & Northern Cape, first as a member then director, quickly moved to Vice-president and then became Chairman in 2012 as well as an Alternative on the IEASA National Board. When she moved to Johannesburg she joined IEASA Gauteng Central Region and is currently sitting on their board as the Training Director.
      IEASA is a voluntary group that keeps members and agents up to date with relevant changes within the industry. At IEASA Free State & Northern Cape her responsibilities were to host functions and MC them; she had to give presentations and training, organise social and training events. Currently at IEASA JHB Central Region her duties as Training Director is to schedule, host and facilitate training.
      Nicolene’s passion is all about increasing productivity, whether it is by using technology or doing it old school. She specialises in Real Estate, Sales, Personal Development, Productivity and Social Media. She truly runs the extra mile, the proof is not only in her training programmes and agent performance statistics but also in her own innovating initiatives and ideas. She is passionate about the industry and is an active member of transformation.
